If you are planning to buy or sell a home, you must have a market analysis. This competitive market analysis will ensure the buyer does not overpay or that the seller does not leave money on the table.

A home evaluation & market analysis should provide the following:

Don’t pay more than a home is worth in the current real estate market. An accurate real estate market analysis--also called a comparative market analysis, or CMA--could save you thousands on your next home purchase. It could also result in a significant gain if you're selling a home. Candace will determine a home’s value by following general CMA guidelines to ensure you reap the greatest rewards from the sale or purchase of your next home.

Candace, through the use of the MLS, will record the addresses of five houses sold and five houses for sale in the immediate neighborhood. Including only houses within the same subdivision or within a half-mile radius and in a large market they will have been houses that have sold within the previous three months. She will compare the similarities and the differences including: Number of bedrooms, Number of bathrooms, Number of garage bays, Square footage, Amenities, Basement or foundation type and any additions.

Amenities may include granite countertops, a fireplace or specialized tile such as travertine marble. Additions may include a sun room, a swimming pool or a recreation room.

Based on Candace's knowledge and resources she will find out information about the sold homes including the assessed value (the sold price), details of each sold house, any amenities, square footage, granite countertops, flooring materials, a fireplace, a sun room, a recreation room, a swimming pool, a hot tub, a finished basement and other amenities or additions.

Also she will uncover when the house was built and, if available, the age of the roof, the central air-conditioning and the heating systems.

Candace will use a minimum of three comparable sold homes and three comparable for-sale homes and include equal amounts of both. Comparable homes include all houses with similar square footage, number of bedrooms and other details.

​Candace will then prepare a market valuation based on an average comparable price-per-square-foot . This is the estimated market value of your home.
